Reasons to Become a Real Estate Agent

Real estate can be a very lucrative career, but it takes hard work, perseverance, and a little luck along the way. Many people join the real estate field because of the potential for great wealth and because of the relative ease of getting a license. Before I explain why you should become I real Estate agent, I first want to touch on a few negatives of being a Realtor. The main drawbacks to becoming a realtor is that it is very expensive, frustrating, and can be very stressful. When getting into this exciting career of real estate, I was warned that 70% of agents are out of the business within a year. I do not know how realistic that statistic is, but it is obvious that there is a high turnover rate in this business. Too much money goes out and not enough money comes in.
There are many reasons that real estate may be a great vocation for you. First and foremost, the harder you work the more money you will make. For most of you this is not the case for your profession. You are either on salary or you are getting paid hourly. No matter how hard you work, you still make the same amount of money and often times your hard work is overlooked. Now you do need to produce enough so that you are not fired, but there is never that incentive to work very hard. In real estate this is the opposite. I wrote earlier about the high turnover in real estate, but that is mainly do to the fact that they were not hard enough workers.
If you are willing to work hard and are excited about getting paid by the amount of work you put in, this could be the right profession for you. Second, how many of you are not able to set your own schedule? A great perk about being a realtor is that you can set your own schedule. Just last week I was able to take a few days off, and another agent was able to cover for me. How often do you wake up and think, if only I could sleep one more hour? As a real estate agent we have the flexibility to sleep in and get to work a little later if that fits our needs. Now there are many times that I work past 5:00p.m but there are days where I would rather sleep in and work a little later than be exhausted all day. Do you ever feel the same way?
The potential income is another benefit of being a realtor. I wrote earlier about how the harder you work the more money that you can make, but I didn’t talk about how much money you can make. The location of where you are going to work is going to play a major role in how much money you make, but there is potential to make a seven figure income. Now a seven figure income will not come easily and you will likely be working 60-80 hours a week, but it is possible if you are willing to take the time, energy and expenses to get there. Finally, if you enjoy working with others and enjoy fulfilling other people’s needs this could be your dream job. Everyday is spent making contacts with clients, prospecting, and getting in front of others. You will be the person they are looking for when they need advice about buying or selling their home, and they will appreciate all the hard work that you give them. Real Estate provides a vocation that has unlimited potential for income, a profession that allows you to make more money if you work harder, a very flexible schedule, and a chance to make a difference with many people. So if this is something that you are looking for, begin your exciting career in real estate.

Alphabet Soup? Nope, Those are Real Estate Agent Designations!

What do the letters behind a real estate agent’s name stand for? Real estate agents, like doctors, lawyers, and other professionals can ear designations, certifications, and other credentials. These are usually shown by putting a series of initials after the agent’s name. The most common designations and certifications are: Broker, REALTOR, e-Pro, CHMS, GRI, ABR, and CRS.
What does an agent have to do to obtain the designation or certification?
e-Pro requires an agent take a class on basic computer skills. It has no real estate content, but ensures your agent can use email and the web. It should really be a bare minimum bar for the technology aptitude of your agent.
REALTOR is the one of the easier credentials to obtain (but one of the hardest to live up to). A REALTOR is a real estate agent that belongs to the National Association of REALTORS and agrees to follow the Realtor Code of Ethics. Broker is a bit harder to obtain than REALTOR. In Texas, for example, a broker license is required to be able to operate your own real estate company. An agent must have their license for 2 years and complete over 600 hours of real estate education prior to applying for a broker’s license. The broker’s license is granted upon completion of an exam administered by the state. Brokers are basically real estate agents with advanced educations.
GRI stands for Graduate Realtor Institute. Less than 50% of agents have this designation. The GRI requires 12 days of continuing education with passing grades on three exams. There are no production or time requirements so an agent can literally earn this designation by sitting in class for 12 days and passing the tests. This designation is in no way a measure of real estate sales experience.
ABR stands for Accredited Buyer’s Representative. Less than 30% of agents have this designation. This designation combines 2 days of classroom work and an exam with the requirement that the agent show proof of at least five buyer sales. This designation shows that the agent has had both formal classroom time and in the field experience.
CRS stands for Certified Residential Specialist. Less than 4% of all agents have this designation. This is the most difficult designation to obtain and is a measure of a high degree of formal education and real world transactional experience. To obtain a CRS, the agent must attend three 2-day classes, pass three exams, and provide proof of 25 closed transactions within the last 24 months. While the transaction experience isn’t a huge amount, it does weed out the inexperienced agents and the classes weed out those agents who aren’t dedicated to continuing education.
Other designations are out there, but for the most part they are issued by inconsequential groups and have no real bearing on the agent’s abilities and are used more for marketing purposes than anything else.

Fair Housing Act

The Fair Housing Act provides protection to specific classes against discrimination done by providers of dwellings namely Landlords, Real Estate Agents, Developers, and Realtors. The act enacted in the year 1968 prohibits discrimination against an individual on the basis of race or color, religion, sex, national origin, familial status and disability. The motto of the act is to stop any form of landlord discrimination and protect the interests of the persons seeking a house. The act was laid down by the U. S. department of Housing and Urban development or the HUD with an objective to provide a unitary housing market for each and every individual which is free from any kind of racial discrimination. The act aims to provide equal opportunity and access to fulfill one’s housing need. Open Housing is another name for Fair Housing symbolizing its unrestricted access and openness to each and every individual.

  •  Discrimination in Housing on the basis of Race or Color – The Act makes it unlawful to prohibit housing to an individual based on his race or color. This has over the years been the most common form of discrimination prevalent in the US housing sector.
  •  Discrimination in Housing based upon religion – The Fair Housing Act prohibits denying housing access to an individual based on his religion.
  •  Discrimination in Housing on the basis of Sex including Sexual Harassment – The HUD department takes action against any individual which restrict access to housing to an individual based on sex. The act also contains provisions to punish the guilty against instances of sexual harassment against women.
  •  Discrimination in Housing on the basis of National Origin – The Act makes it illegal to deny housing access to an individual based on the country of his birth or based on the place of origin of his ancestors.
  •  Discrimination in Housing Based on Familial Status – The act provides shield to all families which include children below the age of 18 when they seek a house.
  •  Discrimination in Housing based upon disability – The Fair Housing act covers both physical and metal impairment. The term physical and mental impairment include conditions related to blindness, hearing impairment, mobility impairment, HIV infection, mental retardation, alcoholism, drug addiction, chronic fatigue, learning disability, head injury, and mental illness. The act prohibits any form of discrimination against any individual found to be suffering from the above mentioned conditions.

The Cold Hard Truth About Becoming a Real Estate Agent

I can already see the gleam in your eye when you read the simple words, „Becoming a Real Estate Agent“!  You’re not alone by any means, that very same phrase brings smiles to the faces of countless people around the globe as they day dream about how their lives would be different if they were a real estate agent.

Its funny really, you talk to the majority of real estate agents and they will tell you that its just another job, no more than another means of putting food on the table for their families and yet many of us still tend to place real estate agents high up on top of that fictitious shining pedestal, which seemingly makes it more difficult to obtain.

The agents have it right though, by allowing yourself to see real estate as a job rather than a dream, you will find that the journey is not nearly as daunting when you reach the end.  There is really nothing glamorous about becoming a real estate agent, you start out in the trenches and work your way up just as you would in any other position, what is glamorous is the potential for making a great income.

While most jobs limit you to the amount you can make by paying hourly wages, witholding raises and career advancement you know where this is going, real estate is completely the opposite.  Real estate agents are payed by commission, in other words a percentage of the sales they make, sounds great right?  It is unless you don’t make any, or very few sales, then you will find that a commission based career lacks in the income department.  You see with real estate you can make really great money, really poor money or something right in the middle, but the amount you earn depends on only one thing, you!

Each time you come across a real estate agent that is regularly making huge checks and living the fabulous lifestyle don’t start to think about how great it would be to have that job, but rather how hard that person must work to make that kind of money.  If that particular person were not working their tail off day in and day out, they would be just another faceless agent struggling to make ends meet, and believe me, there are a lot of them out there.

You see, this article in by no means meant to discourage you from becoming a real estate agent but instead open your eyes to the reality behind the glamour that many of you have been blinded by.  Sure real estate agents are rewarded well for their hard work, but if the hard work isn’t there neither are the rewards, just like everything else in life.
