Home buyers want updates! They want clean, move in condition homes. The property can be priced low and be an exceptional bargain but will be a no sell for this kind of buyer.

Buyers want homes in move in condition. They love the granite counter tops, stainless steel appliances, ceramic tile floors or hardwoods, new cabinets, new hardware,new light fixtures, new beveled glass front entry doors, new carpets and new paint.

The sell is in the details. Granite counter tops can cost around $40 per sq ft but put a home buyer in a kitchen with this kind of upgrade can change their buying decision to a yes and especially if you have nice cabinets and stainless steel appliances. New carpets and fresh paint, neutral colors throughout changes the atmosphere of a home from old to new. A new front door with nice beveled glass and the glass inserts on the side can make a fantastic first impression and bring more light into the home. Make sure and change out your faucets both bathroom and kitchen or polish them up. Shine or replace.

Don’t forget the exterior it should be updated also with paint, fixtures and landscaping. Your outside is what brings them into the inside. The more updates the home seller has the more likely the home will sell and at the top of the price range for your area.

You want to bring your updates up to neighborhood standards but have just a little more to offer then the other properties listed in your area. Your home should bring a higher price and also should sell faster.
